Edwards Angell Palmer & Dodge leases 28,154 square feet at 20 Church Street in Hartford, Conn.

The Hampshire Companies has announced that Edwards Angell Palmer & Dodge, LLP ("EAPD"), a 550 lawyer national law firm with 10 offices in the United States and a representative office in London, has leased 28,154 square feet at 20 Church Street in Hartford, Conn.

The property is a part of Hampshire Partners Fund VI, Hampshire's $235 million institutional real estate investment fund.

This transaction is a result of EAPD's anticipated spring 2008 relocation and expansion from State House Square. The tenant was attracted to the building based upon the recent improvements at 20 Church Street, panoramic views from the 20th floor, and the opportunity to build out the space according to green standards.

"As our firm continues to grow in the Hartford market, it has become necessary for us to move to a location that can accommodate our growth," said Charles Welsh, Partner-in-Charge of the Hartford Office of EAPD.

"We decided up front that it would be foolish for us to build space without considering the environment when doing so.

"We are building green space. We found architects who understood this desire and an owner who supports these efforts and has the ability to accomplish it without compromising our state-of-the-art office technology."

This landmark building is situated along Interstate 91 in the heart of Hartford's downtown, in close proximity to all of Hartford's top business addresses, fine dining, entertainment and state government buildings. Easy access to both Interstates 84 and 91 make 20 Church Street a prime location.

"Since acquiring 20 Church Street in 2006, Hampshire has made significant upgrades and renovations to the property reclaiming the building's Class A status," said Todd Anderson, Senior Investment Manager of The Hampshire Companies. "The city of Hartford is undergoing a revitalization and offers EAPD a vibrant environment to continue growing their successful firm."

Currently the seventh floor is under construction as Hampshire continues improving the property with a conference center. A state-of-the-art fitness center is also planned for the building. Recently completed upgrades and amenities include a new lobby, elevators, HVAC system and concierge service.

"We've received great feedback from current tenants on the building improvements that we have implemented," added Mr. Anderson. "This building truly has become the buzz of the Hartford business community. 20 Church Street is a prime example of Hampshire's ability to deliver prime office space and attract quality tenants."
