The Hampshire Companies Sign New Jersey Urology, LLC to a Long-Term Lease At Office Building in Saddle Brook, N.J.

Transaction Marks New Jersey Urology’s Second Location at a Hampshire Owned and Operated Property

The Hampshire Companies, a full-service, private real estate investment firm with equity in assets valued at over $2 billion, has inked a lease deal with New Jersey Urology, LLC totaling 10,379 square feet at its 80,000-square-foot office building, Park 80 East, located at 160 Pehle Avenue in Saddle Brook, N.J. New Jersey Urology, LLC’s flagship office is located at 1515 Broad Street in Bloomfield, NJ, which Hampshire also owns and operates.

New Jersey Urology, LLC, the largest urology group in New Jersey which specializes in minimally invasive treatments for prostate cancer, will occupy space on the first floor of the building. The company plans to use the space as a prostate cancer treatment center and as an administrative office for physicians and other professionals employed at the location. Hampshire is currently renovating the space to include a separate exterior entrance on the side of the building to fully meet the tenant’s needs.

Park 80 East is strategically located at the intersection of I-80 and the Garden State Parkway, and offers easy access to Routes 4, 17, 21, and 46. The building is also just minutes to Garden State Plaza and Paramus Park Mall. The highly sought-after facility features a distinctive glass façade, Italian marble foyer, on-site property management, and three hotels adjacent to two health clubs and meeting/banquet facilities.

Park 80 East has undergone an extensive capital improvement program over the past several years, which includes upgrades on the lobby, landscaping, HVAC system, new common areas, resurfaced parking area and modernized signage. In addition, significant improvements have been made to the mechanical systems servicing the building which have resulted in significant energy savings. These upgrades and convenient location make the property an ideal location for tenants that are seeking full service office space in Central Bergen County.

The building has limited availability of vacant space. There are vacant suites that range from 2,059 to 7,560 square feet that are being actively marketed by Bill McCaffrey of CB Richard Ellis as the exclusive leasing agent.
